These terms apply when you create an account, browse, submit, enquire about or coordinate a residential rental through RentABHK.
RentABHK helps people discover and coordinate residential rental opportunities. It presents RentABHK Managed listings and inventory supplied by independent Agents. RentABHK is not the property owner, tenant or contracting party unless expressly stated for a specific service.
You must provide accurate account information and keep your login credentials secure. You are responsible for activity through your account. Do not impersonate another person, create deceptive accounts or use RentABHK for unlawful activity.
For RentABHK Managed homes, RentABHK coordinates the listing and public enquiries. Owners pay no listing fee and no owner-side brokerage. On successful rent confirmation, the tenant brokerage is equivalent to 20 days of monthly rent unless a different amount is explicitly shown on the listing. Public enquiries route to RentABHK rather than exposing the owner's private contact details.
Agent inventory is supplied and handled by an independent agent. The agent determines the applicable brokerage, which may differ from RentABHK Managed brokerage and must be disclosed on the listing before enquiry. Approved enquiries may route to that Agent. RentABHK does not control the agent's separate conduct, representations or services.
Agents may purchase time-limited access to renter contact details for Tenant Requirements where the renter has chosen to hear from Agents. Access is a one-time pass for the configured period, not a subscription and not ownership of a lead. Agents receiving contact access must use it only in connection with the renter's posted housing requirement, must not sell, share or redistribute contact data, must not add renter details to unrelated marketing databases, must respect requests not to be contacted, and must comply with applicable laws and platform rules. Access stops immediately if the renter withdraws consent or pauses or closes the requirement, and when the pass expires or is revoked. RentABHK may restrict Agent lead access for misuse, subject to applicable law and these Terms.
RentABHK may run an invite-a-friend programme. A referral counts only when a genuinely new person creates and verifies their own RentABHK account and completes their profile; self-referrals, duplicate or artificially created accounts, and invites sent to people who already have an account do not count. Each invited account can be credited to only one inviter, and the first valid inviter applies. Rewards are granted, tracked and applied by RentABHK on the server, have no cash value, cannot be transferred or exchanged, and must be used within any stated period. A free Premium reward applies the standard Premium treatment to one eligible live listing you control for the stated number of days and ends automatically. An owner-contact reward still requires a live RentABHK Managed home whose owner has agreed to share their contact details. RentABHK may pause or end the programme, and may withhold or withdraw rewards where misuse, spam or manipulation is reasonably suspected.
Owners must have authority to offer the property and must provide accurate property, availability, pricing, preference and contact information. Owners should promptly report material changes and must not conceal disputes, restrictions or facts that would make the listing misleading.
Renters must independently inspect the property, verify the person offering it, review ownership or authority documents, confirm condition, amenities, restrictions, charges and availability, and obtain professional advice where appropriate before paying or signing. RentABHK does not guarantee title, ownership, property condition, tenant suitability or formal legal verification.
RentABHK reviews submissions before publication, but details and availability can change. Photographs, dimensions, amenities, map positions and descriptions may be approximate or supplied by users or agents. A published listing is not a promise that a rental will be completed.
RentABHK Managed listings carry a standard tenant brokerage equal to 20 days of monthly rent unless a different amount is explicitly shown on the listing. Agent listings may differ and the applicable brokerage is shown upfront on the listing. Ask questions before enquiring or proceeding if any term is unclear. No surprise brokerage. Know before you enquire.
Rent, maintenance, security deposit, brokerage and any other payment must be confirmed with the relevant party before transfer. Do not send money to an unverified account or solely because someone claims affiliation with RentABHK. RentABHK does not guarantee recovery of funds transferred to another party.
Owners and renters are responsible for negotiating and documenting their rental arrangement, completing registrations or police procedures where applicable, and understanding tax, stamp duty and other legal obligations. RentABHK does not become a party to their agreement by publishing or coordinating a listing.
Arrange visits carefully, tell someone where you are going, verify identities and avoid sharing unnecessary sensitive information. Owners, renters and agents remain responsible for their own conduct and safety during calls, messages, meetings and property visits.
Do not scrape the service, probe security, interfere with availability, upload malware, spam users, collect private information without permission, discriminate unlawfully, publish illegal or infringing content, create fake listings, manipulate engagement, or use RentABHK to commit fraud or misrepresentation.
Exact society information may be kept private on a Agent listing. Private addresses, unit or tower details, owner or client contact information, internal notes and similar operational information must not be extracted, exposed or republished. Public pages intentionally use only approved public-safe details.
RentABHK provides external WhatsApp and telephone links for convenience. Once opened, those services operate under their own terms and privacy practices. Messages include public-safe property details and a RentABHK reference ID; users remain responsible for what they send in further conversation.
You may submit only information and media you have the right to use. You give RentABHK permission to host, review, format and display submitted content as needed to operate and promote an approved listing. Avoid uploading identity documents, financial records or unnecessary personal information as listing photos.
Maps, geocoding, communications, hosting, storage and other external services may support RentABHK. Their availability and practices are outside RentABHK's direct control. Links do not amount to an endorsement or guarantee of a third party.
RentABHK may pause, reject, archive or remove misleading, unsafe, unlawful, unavailable or policy-violating listings and may restrict accounts involved in suspected fraud, misrepresentation, abuse or security risks. This does not create a duty to detect every issue before it occurs.
RentABHK may occasionally be unavailable or contain errors due to maintenance, provider failures or technical issues. Features may change as the service develops. Reasonable efforts will be made to restore affected services, but uninterrupted availability is not promised.
To the extent permitted by applicable law, RentABHK is responsible only for loss directly caused by its proven breach of these Terms and not for independent decisions, conduct or representations of owners, renters, agents or third-party services. Nothing here excludes liability or remedies that applicable law does not allow RentABHK to exclude.
These Terms do not limit rights or remedies that cannot legally be waived, including applicable consumer-protection rights. If a clause conflicts with mandatory law, the mandatory law applies to that extent.

Please first contact RentABHK with enough information to understand the concern. These Terms are governed by the laws of India. Subject to mandatory consumer forums and other rights that cannot be restricted, disputes will be handled by courts with appropriate jurisdiction under applicable law. RentABHK may update these Terms to reflect feature, operational or legal changes. The revised wording will be posted here. Continued use after an update means the revised Terms apply from their effective publication, subject to applicable law.
If a provision is found invalid or unenforceable, it will be limited only as necessary and the remaining provisions will continue to apply.
